New phase expands sustainable living concept in Al Rahmaniya
SHARJAH – The Sharjah Investment and Development Authority (Shurooq), in collaboration with SEE Holding, has announced the launch of Sharjah Sustainable City II, marking a significant expansion of sustainable residential development in the emirate.
The new project builds on the strong performance and market response to Sharjah Sustainable City, the first fully sustainable residential community in Sharjah. With an emphasis on long-term urban resilience, human-centric planning, and environmental responsibility, the second phase aims to further embed sustainability into everyday living.
Sharjah Sustainable City II
Sharjah Sustainable City II reflects Shurooq’s broader vision to develop innovative, balanced urban destinations that prioritise quality of life while supporting future growth. The project leverages SEE Holding’s extensive expertise in delivering sustainable cities, combining advanced technologies with intelligent infrastructure and regenerative design principles. Together, the partners are positioning the development as an evolved model for future-ready urban communities in the UAE.
The new community has been designed as an integrated living environment where sustainability is not an added feature but a core function. Human-centric planning underpins the master concept, with walkable neighbourhoods, green mobility solutions, and thoughtfully designed public spaces forming the foundation of daily life. The development incorporates clean energy systems, local food production, waste reduction and recycling mechanisms, and environmentally responsive architecture to create a cohesive and efficient urban ecosystem.
Ahmed Obaid Al Qaseer, Chief Executive Officer of Shurooq, said the launch represents a strategic step forward in redefining urban living in Sharjah. He noted that Sharjah Sustainable City II builds on the proven success of the first phase, introducing next-generation sustainability solutions that align with the UAE’s broader climate and development goals. According to Al Qaseer, the project responds to rising demand for high-performance communities that enhance quality of life while remaining environmentally responsible and resilient over the long term.
Community scale
Sharjah Sustainable City II will feature a total of 1,032 residential units, offering a diverse mix of housing options designed to meet varying family needs. The development includes 944 townhouses, ranging from three- to four-bedroom layouts, alongside 88 five-bedroom villas. Each home has been planned to balance modern design with sustainability, integrating smart technologies that support efficient energy and water use.
Spanning 7.8 million square feet in the Al Rahmaniya area, the community has been structured to promote connectivity between residents and their surroundings. A central 2 km green spine runs through the development, acting as a unifying element that links neighbourhoods and encourages walking, cycling, and other eco-friendly modes of transport. This landscaped corridor also supports social interaction, recreation, and access to shared amenities across the city.
Smart living
All homes within Sharjah Sustainable City II are designed as smart residences, equipped with solar panels and energy-efficient appliances aimed at reducing utility consumption. These features are intended to lower long-term household costs while contributing to reduced carbon emissions across the community. Intelligent home systems allow residents to monitor and manage energy usage, reinforcing sustainable behaviour through everyday living.
The master plan also integrates farmlands and biodomes to support local food production, strengthening food security and reducing reliance on external supply chains. Biodiverse landscaping and ecological habitats are incorporated throughout the site, enhancing natural ecosystems and reinforcing environmental stewardship. These elements collectively contribute to a living environment where sustainability, technology, and nature operate in parallel.
Buyer incentives
Sharjah Sustainable City II will be showcased for the first time at the Sharjah Real Estate Exhibition – ACRES, taking place from 21 to 24 January 2026.
During the exhibition, buyers will be offered an exclusive 50 percent discount on registration fees, available only throughout the event period. Additional incentives include zero service charges for the first three years following handover, freehold ownership for all nationalities, and flexible payment plans designed to support a wide range of buyers.
